Auction or Private Treaty: Which Sells Better on the Northern Beaches?

Auction was long the default on the Northern Beaches, but in the current market most campaigns run better as private treaty or off-market. Here is how to choose the right method for your sale in 2026.

  • The North Journal Thursday September 3rd

For years, auction was the default method on the Northern Beaches. That has changed. As the market has shifted, buyers have become more considered and less willing to commit on a deadline, and most campaigns now achieve a better result as a private treaty or off-market sale. Auction still works where there is genuine competition for a home, it is simply no longer the automatic answer. The right method depends on live demand for your property today, not on what the market was doing two years ago.

How Each Method Works

Auction is a public sale with a fixed date. Buyers register and bid, and the property sells to the highest bidder above the reserve. Because auction contracts are unconditional with no cooling-off period, it draws committed, finance-ready buyers and creates competitive tension on the day.

Private treaty is the traditional method: the property is listed with a price or price guide, and buyers make offers that you negotiate through the agent. It runs to no fixed deadline, and offers can include conditions such as finance or building inspections.

When Auction Is the Stronger Choice

  • There is real, demonstrable competition for your home, with several buyers chasing the same thing at the same time.
  • Comparable homes in your suburb are still selling quickly.
  • You want a clear timeline and an unconditional result on a set date.
  • You are comfortable with a public campaign.

Auction works by concentrating demand into a single moment. That is powerful when the demand is genuinely there. In the current market, that is a smaller number of properties than it was a few years ago, so the honest test is whether the competition exists before you commit to the campaign, rather than hoping it appears on the day.

When Private Treaty Is the Stronger Choice

  • Buyers are taking longer to decide, which is the case across most of the Beaches right now.
  • Your property is unique, high-end or appeals to a narrower pool of buyers.
  • You prefer discretion and a less public process.
  • You want flexibility on terms and settlement.

This is where the majority of our campaigns sit at the moment. Private treaty gives the right buyer time to commit rather than rushing them against a countdown, and it lets us negotiate properly with the buyers who are genuinely interested. In a more cautious market, that patience tends to produce the stronger result.

The Numbers Both Ways

Auction gives you three chances to sell: before, at, or after the event, and a strong campaign often produces a sale before auction day. Private treaty creates urgency differently, through a well-managed offer process, buyer competition behind the scenes, and a deadline set by interest rather than by the calendar. Both can achieve an excellent result. In practice the method matters far less than the pricing strategy and the negotiator behind it, which is why we do not push every property down the same path.

How The North Agency Decides With You

Around 25% of our sales are completed off-market, which tells you we have never forced every property down the same path. We assess your home, your suburb and live buyer demand, then recommend the method that suits your situation, whether that is a private treaty campaign, a quiet off-market approach, or an auction where the competition genuinely warrants it. In the current market most of our campaigns run as private treaty or off-market, and we will tell you honestly which one your property calls for rather than defaulting to the method that suits us.

Frequently Asked Questions

Is it better to sell by auction or private treaty on the Northern Beaches?

It depends on your property and on the market at the time. Auction was the default on the Beaches for years, but as buyers have become more considered, most campaigns now run better as private treaty or off-market. Auction still suits homes with genuine competition behind them. A good agent will recommend the method based on live demand for your home rather than habit.

Do auctions get a higher price?

They can, when there is genuine competition, because bidding on a deadline pushes motivated buyers to their limit. Where buyer numbers are thinner or decisions are taking longer, which is the case across much of the Beaches at the moment, a private treaty campaign with skilled negotiation will often achieve more. The result comes down to strategy, not the method.

What happens if my property does not sell at auction?

If bidding does not reach your reserve, the property is passed in, and you usually enter direct negotiation with the highest bidder immediately after. Many homes sell shortly after auction, so a pass-in is not the end of the campaign.

Is there a cooling-off period at auction?

No. Auction sales are unconditional with no cooling-off period, which is why buyers must have finance and due diligence ready beforehand. Private treaty sales in NSW generally include a cooling-off period unless waived.

Which method is cheaper?

Private treaty can carry lower marketing costs because it does not require an auction-day campaign, but the difference is usually modest. Focus on which method will achieve the best net result for your property rather than the small difference in cost.

Can I sell before the auction date?

Yes. Buyers often make strong offers before auction to avoid competing on the day. Your agent will advise whether an early offer is worth accepting or whether letting it run to auction is likely to achieve more.
